•    Pricing it Right…at the Beginning:  A well priced listing is the most important factor in marketing the property for top price.  Naturally, listing a property too low will preclude the opportunity to get top dollar.  On the other hand, setting the price too high discourages showings and tends to eliminate the most likely buyers from viewing the property.  Carla Hill, columnist for Realty Times addresses this issue in the attached article.  JRE will give you an honest and accurate market analysis to help you determine the price that will allow you a fair price in a reasonable time period. 
•    Preparing for a showing:  It’s very important that your home shows well.  We’re also aware that it can’t always be perfect.  After all, you and your family must live there too.  Develop a routine that will allow you to pick up and be prepared to show in a reasonable period without duress...a 45 minute countdown, for example.  This means that certain things must be done in advance.  Beds should be made up first thing in the morning, dishes clean or put in dish washer.  Be being prepared, you will be ready and not rushed.

•    Inspections: In today’s world there are many environmental issues that may concern a buyer.  Most buyers will opt to have an inspection done on your home once an offer has been accepted.  Be prepared by having your home in the best physical shape it can be.  Have the furnace and central air conditioning serviced and cleaned.  Look around your home for any safety issues or code violations.

•    Be Informed: The purchase of a home is one of the most important decisions in a lifetime.  Both buyers and sellers need to be informed of environmental issues that may impact their investment.
